What’s Happening With San Diego Real Estate?

 

Homes for sale in my neighborhood seem to be sitting on the market longer than they used to. So which is it — is San Diego headed for a real correction, or is this just the market finding its balance again?

I put the question to Melina Rissone, a San Diego real estate agent with over 20 years in the San Diego market. She’s a companywide Top Producer and a recipient of the Coldwell Banker President’s Elite Award. Here’s what she had to say:

The latest San Diego market data points to a gradual cooling, but not a crash. In July 2026, the median sale price was $920,000, homes took a median of 16 days to sell (up from just 8 days in April), and about 36% of sales closed above the asking price (down from about 47% in April).

Property type still makes a significant difference: Detached homes recently had a median sale price of $1.12 million, while condos were closer to $600,000.

For buyers, this means more time to compare homes and more opportunities to negotiate, especially on properties that need work, have been sitting longer, or were priced too aggressively.

For sellers, pricing and presentation matter more than they did earlier this year. Buyers still compete for desirable homes, but they’re becoming more selective.

Inventory is also improving: Recent San Diego County data showed 5,370 active listings and about 2.8 months of housing supply. That’s still relatively limited inventory, but it gives buyers more choices.

The San Diego market is changing, but the data doesn’t point to a major collapse. Instead, we are seeing a healthy balance between buyers and sellers.
